Automating income.

  • The credit card mentioned in the chapter is the Bank of America, Better Balance Rewards card. Unfortunately it’s no longer available for new sign ups.
  • My favorite site for learning about similar opportunities is Doctor of Credit. The bank account bonuses page on Doctor of Credit is especially useful. Credit card signups provide cash plays too, like this one.
  • For learning about automating income through real estate, Bigger Pockets is a great resource. I’m not an investment advisor but as a very basic starting point, you should know the “1% rule.” This refers to the idea that, when investing in rental properties for income, your monthly rent should exceed 1% of your purchase price. For example, if you’ll receive $1500 a month in rent, then the property should cost under $150,000 all-in. You can expect that 40-50% of your rental income will go to expenses, such as property taxes, management fees, and repairs.
  • The Side Hustle School podcast is mostly focused on creating a business rather than passive income, but there’s plenty of inspiration there.
